Video Transcription: How The Process Works

Hey, this is Matt with My Florida Home Buyers and in this video, I want to talk to you about how our process works from the time you submit your information to us to the time we actually close on your house and pay you cash. So our process is actually really simple and easy and it all starts with you submitting your property information on our website.

Step #1: Submit Your Property Information

To submit your property information just go through the prompts on our website, MyFloridaHomeBuyers.com. It’ll bring up a form for you and it’s going to ask you questions like the address, obviously, how many beds, how many bathrooms, how soon do you need to sell the house, what’s going on with the house? Is it owner-occupied, is it tenant occupied, are you in foreclosure? Things like that. Just so we can get an idea of what’s going on with the house as far as condition and what’s going on with your situation so that we can best help you out.

So when you submit that form on our website, it’s going to actually email us the information that you submitted so that we have it to take a look at and then we’re going to send you an email back saying, “Hey, we got your information.” That’s step one. So the next step is we’re going to take a look at the information that you submitted and we’re going to determine if the property meets our buying criteria. So it has to be located in central Florida in an area that we buy in and if it is, and it’s something that we think that we can help you out with, we’re going to reach out to you and set an appointment to come see the property.

Step #2: Set Up A Quick Appointment For Us To See The Property

That’s step two is actually seeing the house in person on the appointment. So we’re going to come out to your house. It’s going to take 15 to 20 minutes. We’re going to take a look around. We’ll probably take some pictures or some video. We’ll have a clipboard, we’ll make some notes, we’ll figure out what is going on with the house, what needs to be done as far as repairs, and then that way we can make you the best possible cash offer on your house.

Step #3: Get A Cash Offer On Your House

So once we’re finished with the appointment, we’ll take that information back, we’ll do some research and then we’ll actually present you with a cash offer. We can either email it to you, we can call you, text it to you, whatever you prefer. We’ll probably ask you at the appointment how you want it delivered to you. So once you receive the offer, you can either accept it or you can just say no and that’s cool too. We don’t buy every house that we look at and we don’t expect to buy every house that we look at. So if that’s the case, you say, “Hey, cool, this is good. Let’s move forward with it.” So if you decide to move forward with the offer, we’re going to send it to you via email for an electronic signature. It’s really easy. You just click through on your phone, you sign the contract and then we’ll send it off to our closing attorney.

Step #4: Close And Get Cash In As Little As 7 Days

Now we use a local reputable real estate attorney for our closings. It’s none of this close in a parking lot type deal. It’s a legitimate local closing attorney who does all of our closings for us and that contract’s going to go off to him and he’s going to do the title search, the lien search, and then he’s going to prepare the closing documents for us to actually close. Now at this point, your work is pretty much done. You really don’t have to do much of anything else. You don’t have to clean up the house, you don’t have to make any repairs, you just have to wait for the closing paperwork to be done, which usually takes about seven days. I usually tell people seven to 14 days, our attorney will let us know, “Hey, everything’s ready to go,” and we can sign the paperwork.

So if you are local, you can drive to our attorney’s office, you can meet us there and we can sign the paperwork and close. If you are out of state or for some reason you don’t want to make the drive, we can actually send a mobile notary to you so they can show up at your house, at your business, wherever you’re at. You can sign the paperwork real quick and they’ll send it back to our attorney. Once our attorney gets the paperwork back, they wire the money to your account or they cut you a check, whatever you prefer and you are closed. You just sold your house.
