Hey, this is Matt with My Florida Home Buyers and I’m standing outside of a house in Winter Park, FL that we just purchased. We actually just closed on it, so I’m out here putting the lockbox on and checking things out. I figured I’d show you the house and talk about the situation that the sellers were in that we were able to help them out with.
Why They Sold Their House To Us
You can probably tell from the video that this house is not in horrible condition. It’s actually in pretty decent shape. The sellers just didn’t want to deal with the hassles of a real estate agent. They had a spot open up at the community that they wanted to live in. There are a limited number of spots in that community. So, when the opportunity arose for them to actually get a spot in that community, they jumped on it. They called us for a cash offer on the house and told us what date they needed to close by. We were able to provide them with a cash offer and a fast, guaranteed closing, which worked out perfectly and allowed them to seize the opportunity and move into the community where they wanted to live.
The House Is Not In Bad Condition
The house itself is not in horrible condition. The kitchen is a little outdated. But all in all, I think we’re probably just gonna clean this one up, make a few minor repairs, and list it for sale. Everything is dated. Nothing is new or spectacular, but it’s definitely livable. It’s not torn apart or anything like that. I think this house was built in the 50s or 60s. So some of the stuff is a little outdated, as expected.
It Has A Mother-In-Law Suite Or Office…
The cool thing about this house is that there’s a mother-in-law suite or office area that is accessible from the exterior of the house without walking through the house. It has a bedroom, a bathroom, and a small living space. The shower in the bathroom needs to be cleaned up, but that’s about the worst. Nothing is really destroyed. Compared to what we normally deal with, this house is in very good condition. I think we’ll probably just do some minor repairs, just to get it back to 100%, and then we’ll go ahead and sell it.
Retro Bathroom Tile…
The guest bathroom shower has some retro looking little tiles, but other than that, just a standard bathroom. Nothing crazy. The house has four bedrooms if you count the mother-in-law suite. So it’s a four-bedroom, three-bath house. The master bathroom is also kind of retro with the pink tiles. But, it was built in the 60s. That’s what they did back then.
And A Garage With A Missing Wall!
This house does have kind of a funny thing with the garage. The garage has roll-up garage doors but it doesn’t have a wall on the side. So, it’s kind of like a carport with doors on it that don’t really do anything. Other than shielding your stuff from people looking from the road, it doesn’t really accomplish much. I’ve never seen that before. Seems kind of pointless to me, but somebody thought it was a good idea.
The house also has a little backyard and a big storage shed. So, we’ll get this one cleaned up and on the market as quickly as possible.
We Provided The Sellers With A Guaranteed Closing And A Smooth Transition To Their New Home
I was glad we were able to help the people out with selling this house. They moved into the community that they had been on a waiting list for and we were able to help them when that opportunity came up. They could jump on it because they got a contract from us on this house, and it made the transition really smooth because they didn’t have to worry if they were going close because we provide a guaranteed closing.
