Hey, this is Matt with My Florida Home Buyers, standing outside a house we just purchased in Lady Lake. As you can tell there’s a lot of junk that has to be picked up in the backyard, so we’ve got quite the cleanup to do here. We were actually able to pay the lady cash for this house. She had some bad tenants in here, and they pretty much destroyed the place, and for whatever reason decided to throw everything outside into the backyard here. But were able to give her cash for the property, close quickly. She got out of a bad situation, and she doesn’t have to worry about it anymore, we took it off her hands. So, we’re gonna get it cleaned up. And this one’s actually gonna be a rental property for us.

Alright, so this is the back of the house, Like I said, they threw everything out into the backyard here.

Nice little block house: it’s got good bones as they say. But it is definitely in rough shape. All the windows are knocked out, there’s a boat, not one boat, but two boats in the backyard, we got a dog over here in the neighbors yard, and then there’s also a some, sort of, shed back here filled with junk. So, let me take you inside and I’ll show you the inside of the house. I’m in the backyard right now.

And like I said, we got quite the cleanup to do here: there’s all kinds of junk, I mean, just look at it. So, one of the doors lock: everything has been kicked open, everything is unsecured. This will be the laundry room here. There’s the dryer. So, this one’s … haven’t seen one this bad in a minute.

This used to be the garage when the house was built, and it’s been closed in and made into a bedroom here. We’ll probably move that wall back out and make it part of the … more like, a family room, I guess. This is the kitchen, and we’re just gonna go ahead and rip all that out: there’s no saving that kitchen.

So, this would be the living room. There’s the front door. Lots of interesting paint on the walls. Here’s the AC unit: it’s been ripped apart for whatever reason. Bedroom one: it’s a three bedroom. One and a half bath. That’s a bathroom, you can’t see it, but they busted the tub spout off so that’s gonna have to all be redone.

More interesting graffiti in this room. This would be another bedroom here. All the windows are just busted. Let’s see:, lots of trash in here still. More bad windows. This will be the master, I guess. And this is the half bath on the master. More graffiti back here. This one’s really been vandalized and torn apart. I don’t know if it was spite with the previous owner evicting the tenant or what it was, but somebody did a number on this house.

So, as you can see this one is a mess, but we’re gonna get it cleaned up: make a nice little rental property out of it. And the previous owner, she’s got cash, she doesn’t have to deal with it anymore. And we took it off her hands.
